Can I purchase property through my SMSF?
Yes. Investing in residential or commercial property through an SMSF is possible, including in high-demand markets like the Gold Coast and Brisbane. This can be done using either available funds or through a borrowing arrangement known as a Limited Recourse Borrowing Arrangement (LRBA).
Here’s how it works:
The LRBA allows the SMSF to take out a loan to buy a residential or commercial property, with the asset held in a separate trust until the loan is repaid. The key benefit is that if the SMSF defaults, the lender can only claim against the specific asset purchased, not other assets in your SMSF, providing greater protection for your overall fund.
However, strict rules apply. The property must meet the ‘sole purpose test’ of providing retirement benefits, cannot be acquired from related parties, and generally cannot be lived in or rented by SMSF members or their relatives.
Are there tax benefits of having an SMSF in QLD?
SMSFs are subject to concessional tax rates under federal superannuation law, but there are strategic advantages worth considering, especially if you’re based in Queensland:
- In the accumulation phase, your SMSF typically pays just 15% tax on investment earnings and concessional contributions, including rental income. This is significantly lower than most marginal tax rates.
- In retirement phase, members aged 60+ may pay no tax on income and capital gains earned within the fund.
- Queensland currently has no additional state-based land tax thresholds specific to SMSFs — providing an edge for property investors compared to other states.
How do I transfer my existing super into an SMSF?
